  • The industry that is least susceptible to AI disruption is experiential real estate, particularly on the high-end

  • The more affluent segments of the population are increasingly chasing experiences

  • As a counter to AI saturating everything, human experience and physical experience is becoming more important

  • We’re going to keep digging for what it means to be human in a world that is going to keep shrinking from that perspective

📰 NOTABLE NEWS

🚀 Cerebras’ massive IPO: Even after upsizing its IPO and pricing its shares at $185, the AI chip startup’s shares started trading at $350 and ended the day at $311, up 68%. The company is now valued at more than $70 billion, three times its last valuation of $23 billion from February. The biggest public offering of 2026 so far underscores the significant investor demand for AI-related companies and could be a preview of what’s to come if and when companies like OpenAI and Anthropic go public.

🏢 Multifamily construction stalling: U.S. apartment construction starts fell to their lowest quarterly level since 2011 in Q1, and are now 73% below their peak. The number of apartment units currently in the pipeline is also down more than 50% from its peak, which will lead to a greater supply crunch in the medium-term and should push rents up in high-demand areas.

🧑‍⚖️ Kevin Warsh confirmed: The Senate confirmed President Trump’s pick to be the next chair of the Federal Reserve, and his first meeting at the helm will be next month. Though it is expected that Warsh will push for interest rates to come down, recent economic data suggests that it won’t happen anytime soon.

🪙 Schwab opens crypto trading: The major brokerage is now offering select users the ability to trade Bitcoin and Ethereum, a feature it will eventually offer all of its clients, opening up the crypto market to tens of millions of accounts.

📊 U.S. retail sales edge up: Higher prices and tax refunds helped retail sales grow 0.5% in April, the third straight month of increases despite decreasing consumer sentiment.

🎨 Frieze New York kicks off: The major art fair at the heart of New York’s art week began with a number of seven-figure sales, celebrity sightings, and a great deal of optimism about the current art market.
