🏡 Housing market perks up: Existing home sales were up 1.8% year-over-year in February, and home values rose slightly, the first positive gain in seven months according to Zillow. If mortgage rates can stay steady, buyers are likely to start slowly returning to the fold.

🏢 Apartment occupancy rate rises: Both occupancy rates and effective asking rents rose for the second consecutive month, though both are down on a year-over-year basis. The Midwest remains the strongest region for apartment rent growth, while the South is seeing both a decline in rents and the lowest occupancy rate of any region.

🚀 Ayar Labs fundraise: On the heels of Nvidia’s $4 billion investment into public photonic companies earlier this week, photonics startup Ayar Labs raised a $500 million funding round, which also included Nvidia as an investor.

💵 Private credit losing retail: As returns start to dwindle and concerns about loan quality grow, investors are requesting withdrawals from major private credit funds at an accelerated rate, putting more pressure on managers in the asset class.
